How to Read DLD Transaction Data: What Is Public and What Is Not

October 31, 20263 min read

Last updated: 31 October 2026. Data to June 2026. By Dynamic Web Lab.

Quick answer: DLD open records cover property transactions, not people. Our dataset holds 1,119,074 recorded transactions from 1998 to June 2026, but only 52.2% are sales; the rest are mortgages, gifts and other types. To get market prices, filter to sales first. Owner names and contact details are not part of the public data we work with.

What the dataset contains

Our dataset of DLD open records covers 356 areas and 3,517 projects. Each record can include the area, property type, transaction group and a value.

Not every transaction is a sale

Transaction group Count Share
Sales 584,215 52.2%
Mortgage 312,847 27.9%
Gifts 148,903 13.3%
Other 73,109 6.5%

Averaging across all groups gives a number that is not a sale price. The "average transaction value" on our transaction report includes mortgages and gifts for this reason, and the report says so.

By property type

Units (apartments) are 58.9% of recorded transactions. By type, units average about AED 1.7M, villas about AED 3.55M and land about AED 9.4M, so compare like with like.

Busiest areas (all-time counts)

Dubai Marina (Marsa Dubai) leads with 85,729 transactions, followed by Al Barsha South Fourth, Al Thanyah Fifth, the Burj Khalifa area and Business Bay.

What is not in open data

Open records are about transactions, not people. Owner names and contact details are not part of the public data we work with, and we do not offer them. If a service claims otherwise, ask where the data comes from and whether it is lawful to use.
