Dubai Rental Yield by Area 2026: What DLD and Ejari Data Shows

October 31, 20263 min read

Last updated: 31 October 2026. Data to June 2026. By Dynamic Web Lab.

Quick answer: Using Dubai Land Department (DLD) sale records and Ejari rental contracts, our June 2026 dataset puts the Dubai Marina (Marsa Dubai) area at about 11.25% gross yield and the Burj Khalifa area at about 8.89%. Some areas show yields above 20%, but those are artefacts of averaging different property types and should be treated as a shortlist signal, not a return you can expect.

How we calculate yield

Annual yield (%) = average annual rent ÷ average sale price × 100

  • Rent comes from Ejari-registered rental contracts in the area over the trailing 12 months.
  • Sale price comes from DLD-recorded sales over the same period.
  • Areas with fewer than 10 rental contracts or 10 sales are excluded.

The full table is on our Dubai Rental Yield Report 2026.

Areas that stand out (June 2026)

Area Gross yield Avg. annual rent Avg. sale price
Palm Jumeirah 22.5% AED 1,423,439 AED 6,326,613
Dubai Marina (Marsa Dubai) 11.25% AED 302,378 AED 2,686,722
Al Warsan First 10.87% AED 66,646 AED 613,191
Burj Khalifa area 8.89% AED 300,410 AED 3,379,206

Read these numbers carefully

A yield above 20% should make you suspicious, not excited. Three reasons:

  1. Averages mix property types. An area can include studios, large villas and off-plan units, so average rent and average price may describe different properties.
  2. Rents and sales are not like for like. Sale averages can include land or entire buildings, which rent averages usually do not.
  3. Gross is not net. Service charges, vacancy, maintenance and fees are not in these figures.

Use area yield to shortlist areas, then compare specific units of the same type and size before deciding anything. This is general information, not investment advice.

Frequently asked questions

What is the rental yield in Dubai Marina?

In our June 2026 dataset, Marsa Dubai (Dubai Marina) shows a gross yield of about 11.25%, from an average annual rent of AED 302,378 and an average sale price of AED 2,686,722.

How is rental yield calculated?

Gross yield is annual rent divided by purchase price, multiplied by 100. We use area averages from Ejari rental contracts and DLD sales over the trailing 12 months.

Why do some Dubai areas show yields above 20%?

Area averages combine different property types and sizes. When average rent and average sale price describe different mixes of property, the ratio can be inflated. Compare like for like before relying on it.

Is gross yield the same as net yield?

No. Net yield deducts service charges, maintenance, vacancy and fees. The figures here are gross.

Where does the data come from?

DLD open registries for sales and the Ejari rental contract database, as of June 2026.
